Selling Your Gilbert Home When No One Is Making An Offer

This may seem like a terrible time to have your house on the market. Not only is it difficult to sell a home during the winter months, but it's even more difficult with the down turn in the market. There are more sellers and fewer buyers. It's not uncommon to see homes on the market for months. If you are considering selling your home, or already have your home on the market, there are some easy steps you can take to make your home more appealing to buyers.

Put on the Right Price Tag

Many owners are afraid of selling there home at too low of a price; so they want the asking price to be as high as possible. But a high price isn't always going to get the most offers; in fact, it may force the home to languish on the market.

If you drop the price on the home after a month on the market, it may make buyers cautious, wondering what's wrong with the home to warrant a decrease in price. Evaluate your price carefully, considering what your absolute lowest price you'll accept. You may not want to list at the lowest price, but you don't want to set the price so high it distracts buyers and agents.

Streamline the House

Take a look around your home. Like most home owners, you probably have been acquiring all kinds of stuff. Most home owners can easily throw away or store over half of their possessions without ever missing them. When you take some of your extra items out of the home, you create a visually more appealing environment for home buyers.

Look around and see if you can freshen up the house. Do any of the walls need fresh painting or do you need to clean or replace carpets? What does the home look from the outside? Consider spiffing up your landscaping with flowers, shrubs, and bushes; repair any sagging rain gutters, fences, and clean any extra items away from the outside of your home. You want the home to be appealing to buyers both inside and outside.

Put away many of the family mementos, like pictures and other personal items. You want the buyers to be able to picture themselves in the home, and it's easier to do if there aren't a lot of reminders of the family in residence. Besides, it's safer for you to not have a lot of your personal items when strangers are walking through your home.

Ask a friend or family member for input on how you can make your home more attractive to sellers. You want to make your home stand out among the competition of homes for sale.
