Using a real estate agent puts the benefits of her knowledge at your fingertips. You have to realize, however, that an agent is doing much more than showing potential buyers around your home. They know about the real estate market. They are performing the fine art of selling. An agent knows how to market a product to potential buyers, which features to mention, how to mention them, how to suggest possibilities and plant ideas in the buyers' minds that they may not have come up with on their own. The art of the sale is often about making others see possibilities when there is real estate for sale. But you can do all of this stuff yourself, right?

Sure, if you have all of the necessary information for a successful sale, you could go ahead sell yourself and try to save some money. If you are an experienced expert at properly displaying each room and selling the floor plan then go for it yourself. And of course if you enjoy drafting and revising contracts and negotiating down to the last penny, a fsbo may be a good option. But I know that the majority of us are not experts in real estate and do not possess the necessary experience in the market. For this reason it is a great idea to let an experienced professional handle the sale of your property.

It is difficult to appreciate what goes into a job simply by observing a person in action. Even though you may watch a real estate agent show around a potential buyer and think that it looks easy, you have to take into consideration the knowledge the agent has of the areas they represent and the ability to get even more information. That may seem like a lot of benefit in itself, but the real estate agent's value to your deal doesn't actually stop there. The agent's job only begins when someone puts a piece of real estate for sale.

Taking care of your home sale using a real estate agent is the best way to benefit from first hand experience and knowledge in your local market. They most likely have a good educational background that has been enhanced by years of time spent making sales on the market. A good real estate agent is going to be the best direct source of knowledge you can find.

Perhaps the most important skill your real estate agent has that will benefit you is his or her power of negotiation. Of course, if you are a skilled real estate investor purchasing another property for your portfolio, you may not need this particular skill, but most buyers are not savvy investors, and most buyers don't know very much about the real estate market. Most buyers simply want a home to live in, and most sellers want to get rid of their house so that they can leave the area. For most people, it is a personal matter, and they lack the abilities of a professional. Using an agent allows you to purchase those skills and to save time in tracking down the information you will need to make the sale.
