First and foremost, you need to start with curb appeal. This is what potential buyers see first and you don't want to create a bad first impression. You want your home and yard to look inviting, telling people you want them to come in and look at more. This goes all the way up to the front door.

Upon entry into the house, there are a few things to keep in mind. Keep personal effects in the house to a minimum. You want potential buyers to see themselves living there, not someone else's home.

Remove all clutter to open up the feeling of the house. Too much in one space will make the space seem smaller. Make sure to brighten up the rooms by installing bright light bulbs matching the maximum wattage of each fixture.

This should go without saying, but keep the area clean. Check from top to bottom, front to back eliminating all dust and sources of all bad odors. All areas used on a daily basis should be kept neat and orderly.

This goes as well as for your closets. Just because they are behind closed doors doesn't mean they are not opened.

Fresh paint can dramatically improve the look of a particular space. This is by far the cheapest and easiest way to add value and interest to your house.

In thinking of updating the house, don't neglect the house itself. This includes air conditioning, hot water heater, or anything else of this nature.

If it is close to the estimated time of use, replace it. Don't skip on the structural parts of your home, either. Whether it is the roof, porch, siding or siding, if it needs repaired then do so.

Anything that the buyer may have to do after a sale can reduce the price you may be able to get.
