Just because you don't hire an architect doesn't mean you can't build a high-quality, custom home. There are books and online resources designed to help by providing published floor plans. And thanks to technology, designing your own home yourself is easier than ever. Another route is to use consultants who have home design experience but are not architects. This will cost you a little more than the other two options, but the fees will still be significantly less than that of an architect. Let's go over each option in a little more detail.

Published Floor Plans

Your local book store, hardware store, and home supply store will have lots of books and magazines devoted to published floor plans. The home designs are usually good, and depending upon what you are looking for, the options are endless. Whether you are building a small house or large house, one-story ranch or three-story contemporary, there is a plan out that is sure to fit your needs. Best of all? You can usually purchase the complete plans, including the structural drawings, for a few hundred dollars.

Floor Plans By Technology

If you are computer savvy and want to try designing your own home, there are software programs designed specifically for this purpose. These programs are usually equipped with room templates and architecture choices. These software programs usually only cost a few hundred dollars at most.

Hiring a Home Designer

While they are not architects, home designers often provide many of the same services without the hefty price tag. Make sure you interview them carefully before hiring to gauge their experience level, and do keep in mind that many states require an architect's plans on projects that involve more than one story before a permit is awarded.
