Great Curb Appeal: Your First Line Of Defense For Selling Your Home
Prospective buyers will see you as an unmotivated seller. Buyers will low-ball their offer, knowing they have lots of deferred maintenance, and they haven't even walked through the front door yet. In fact, you'll be lucky if the buyers even want to get to the front door.
A lawn that is not mown, leaves that are not raked, dead flowers that are not replaced are signs of neglect. You are setting yourself up for a long wait to sell your property if it doesn't show well before the prospective buyer gets to the front door.
And don't expect your Realtor to get excited about selling a shabby property. Yes, he/she is in it to make money, but the longer your property is on the market, the closer the Realtor is to making little or no money. And poor curb appeal is a sure-fire way to a long wait to sell your home.
When you finally realize your property isn't selling, who will you blame? When you have to continue paying a monthly mortgage and/or bills to maintain the property, who will you blame?
The Realtor is not making money while working at showing your property. The Realtor is burning gas, away from the desk to receive calls, unable to show other properties while at yours. Yes, all of that is the Realtor's job, but your job is to do everything you can to make the process work for you and the Realtor. Don't underestimate the value of great curb appeal. It's crucial.
Time is money for you and the Realtor. When the Realtor wins, you win.
Make Great Curb Appeal your highest priority and watch the buyers flock to your home.
