Maximum Exposure: Six Great Ways to Market Your House

Although your Realtor will market the property as a typical real estate agent should (posting your listing on the MLS, ordering a sign for the yard, hold an open house or two, etc.), there are some effective marketing actions that you can take to increase your listing's exposure. The more people that know about your listing, the faster you'll sell your house.

Marketing Move #1: Newspaper Ads. For the larger newspapers, run an ad for 2-3 consecutive Sundays. The Sunday ads will likely attract the most buyers. Also run weekend ads for any smaller, local newspapers. Note: many major newspapers give Realtors a discount for their ads.



Marketing Move #2: Online Ads. The Internet is an increasingly-popular source for home searches. Post an ad on at least two popular real estate websites and on every free real estate website you can possibly find.



Marketing Move #3: Local Postcards. Mail a postcard of your listing to every house in the same subdivision. One of your neighbors may know someone looking to buy a house in their area.



Marketing Move #4: Display. If your Realtor doesn't do it, set up a beautiful display in the house that will hold flyers. The flyers should have pictures of your house, details of your listing, features of the home, benefits to owning it, and information of the local schools, city events, etc.



Marketing Move #5: Flyers. Create some flyers (or use the ones that your Realtor made) and take them on the road. Many grocery stores and restaurants maintain free, public bulletin boards to post announcements. Be sure to get permission before posting.



Marketing Move #6: Email Blast. Announce your listing in an email to everyone you know. The more people that know about your house for sale, the better the chance that someone will mention it to the right person.



These extra efforts from you will greatly increase your listing's exposure. Remember to always mention your listing in every conversation (where appropriate). Every family member, friend, acquaintance, and co-worker should know about your listing.
