Buying a new house or estate may be your recent priority. But it is not necessary that you have the necessary cash at you disposal, in case you see a favorable deal. For the deals that you are not able to complete because of a cash shortfall, you may feel the pangs of repentance. To assist your cause, there is a loan called bridging loan which fills the cash gap that is faced between property deals.

Bridging loan helps in filling up the cash gap that occurs between the sale of older property and purchase of the new property. The money to buy new property is provided through the bridging loan and it has to be repaid once the older property is sold off.

Coming with a short term for its repayment, the bridging loan is to be repaid in duration of 1-12 months. It is a secured form of borrowing money which requires the house of the borrower which has to be sold, as collateral.

There can be two situations which can cause a cash gap in the property deal. The first is that the sale of the older property has taken place but the payment for the deal has not been received yet. But at the same time money is required to be paid for the purchase of the new property. This situation is called a closed end situation and bridging loan can help in such a situation.

Also, there can be another situation when the sale of the older property has not yet taken place but the borrower wants to buy another property. Here he can borrow an open end bridging loan and pay for the purchase of the new property. Within the term of repayment, he just has to pay the interest and the principal has to be paid once the property is sold.

Online research and application can help in getting lower rates for bridging loan. The deal should be thoroughly studied and only then closed so that there is no threat to the asset. With the necessary care taken, bridging loan proves to be a boon for property buyers.
