Without the help of experts, relocating to a different area or state can be a daunting, high stress endeavor. Real estate agents serve as your #1 relocation resource and expert advisor. Bed & Breakfast innkeepers can serve as a second valuable relocation tool. B&B innkeepers are a wealth of information. They love sharing knowledge of area restaurants, shops, community history, and special events with guests. They are familiar with taxes, job markets, schools, and neighborhoods. They have experience with the cost of living and quality of healthcare. So before you relocate, stay at a local Bed & Breakfast.

Spending a weekend while touring homes in your potential new community-whether 50 miles or 2000 miles away-is a great way to experience the area through local eyes. Before booking a room at the chosen Bed & Breakfast, discuss your housing expectations with your realtor. Be sure he or she can accommodate your wishes and schedule advance showings on the suggested weekend. But remember; days should not be all business. Sleep in, and leave time for touring, dining, and having fun!

Here is a sample itinerary to make the most of your house hunting weekend:

Day One-Saturday:

8am Start the day with a gourmet breakfast. Endless possibilities await, like sun-dried tomato omelets sprinkled with chopped basil, and slices of caramelized apple French toast.

10am-11am Based on your innkeeper's recommendations, explore the community, experiencing the local weekend culture.

11am-1pm Meet with your realtor to tour 2-3 homes for sale.

1pm-2pm Have lunch with your realtor at a local restaurant suggested by your innkeeper. This is a perfect time to discuss the likes and dislikes of the homes and neighborhoods you've toured.

2pm-5pm Tour 4-5 more properties

5pm Head back to the B&B. Take time to freshen up and organize, and then go out to experience the local nightlife. Or, if you are feeling adventurous, your innkeeper may help plan an excursion. Ask him or her to pack a picnic, complete with a detailed map and contact information. Take these with you and head out of town to discover the countryside.

8pm Return to the inn, spending a quiet evening relaxing beside the fire or soaking in the whirlpool bath.

Day Two-Sunday

On Sunday, after enjoying another fantastic breakfast, revisit the neighborhoods, shops, and churches that piqued your interest. Schedule second showings on properties you would like to view again. Keep your day flexible and be ready to write a purchase agreement, should you find the perfect home.

By nature, innkeepers take great pride in their surrounding neighborhoods and service they provide. By staying at a B&B while touring real estate, you can take advantage of your innkeeper's knowledge of your potential community, spend a couple of days near your real estate agent, and make some new friends!
