Renovating For Added Value

One of the first things that anyone must decide when they choose to renovate their homes to improve the value before listing the home is whether to do the renos themselves or to have a contractor come in and do the job. Current trend is to D.I.Y. although I'm sure there have been people who have run up against some troubles while doing this. The abundance of D.I.Y. shows on television has spawned a new generation of homeowners who attempt renovations themselves. Many times this works out just fine, sometimes it does not. Before you make this decision, be sure to critically assess your abilities to complete the project in a timely and professional manner. Remember, half those shows on TV deal with tragically messed up renovations that need extensive professional corrections.

If you are unsure of where to begin with the renos, ask your realtor or friends what they would improve about your home. Realtors are great sources of info as they can tell you what the average buyer will look for in a home and you friends and family are great info sources as you can be sure that they will give you an honest opinion about things that need improvement. This is the time when you should replace anything that is not "up to par" in your home. Aging fixtures, carpets, laminate, appliances and decor can damage a home's presentation ability on the market once listed. It can also bring the bottom line price down as these things will likely have to be upgraded anyway. You will be better served to replace themselves and reap the benefits that they bring when listing the home. Never forget that renovating a home is a big, time consuming job. It can also be a trying experience as rooms are unavailable for use, anyone who has renovated the home's only bathroom will agree. It is best to work in stages so you can maximize the useable space while other rooms are under construction. With any renovations, planning for every eventuality is critical.
