Transacting in property involves both buying and selling. Selling a property seems to be easy but it's also a tedious task. It requires a lot of process and formalities to be done. It is an important challenge in home ownership.

Necessary Arrangements

Before presenting your home for selling you need to make certain arrangements.

• Create a marketing plan for selling your house. It will help you in distinguishing your house from the market.

• Set the proper price of your property. Keep the price that is competitive to the market. If a home is priced too low, it may cost you money and overpricing may keep out you from your buyers. It's a general myth that overpricing gives you a bargaining space. But the fact is Overpriced homes fetch less money than the realistic values

• Do take care that your house looks clean and tidy. Whether it's garage, bedrooms, garden, bathroom, kitchen etc should be tidy. No broken items should be present and house should be well cluttered.

• Refurnish your home by applying fresh coats of paint before presenting to the buyers.
• Before showing the house check out all the mechanical and electrical work is complete.

Precautions

Many a times showing homes to strangers might cause problems and poses threat to your safety too. For this take the following precautions.
• Ask for identification
• Ask for pre-approval letters
• Lock up and hide collectibles and valuables
• Remember "For Sale" signs bring in buyers. Do not allow your children to open doors to strangers.
• If you have pets, make sure they are controlled
• Remove any dangerous items.

Last but not the least it's time to negotiate. While negotiating come to an acceptable price suitable for both the parties. All make clear all the criteria, terms and conditions, down payments, inspections etc so that it may not raise any problem further.
