Don't Let That Buyer Go!

Hanging on to a potential buyer is a lot like luring in that ten pound bass - don't let your buyer slip away once you've got them hooked to your home.

You have spent the past few months marketing your home, holding open houses, staging your home, and preparing your home in general, so make sure that you keep a great buyer when they come along. If you are feeling a little unsure about the ways in which to handle a potential buyer, here are some well thought of tips.

1.Make sure that you are accessible at all times. When you list your home phone number on an advertisement, you will want to set up a voice mail specifically for buyers. After you have recorded your usual message, follow up with a message that states, "if you are calling about the home for sale, thank you for your interest. Unfortunately, we are not home at this time, so leave a message and we'll return your call promptly." Also, make sure to check your email account on a daily basis, just in case a potential buyer has tried to contact you.

2.Even though providing your own contact information is important, it is equally important that you gather a potential buyer's information as well. Write down a buyer's name, email, cell phone, and home phone numbers just in case you need to contact them.

3.Keep track of all potential buyers that contact you. Make sure to list names, phone numbers, and most importantly, write down any questions that potential buyers may have. If you happen to notice that all buyers are asking the same questions, you might consider revising your advertisement.

4.When it comes time to meet a buyer face to face, remain genuine, friendly, and relaxed at all times. Never try to push a buyer into a home, and avoid the temptation to act like a poorly trained sales person. Answer any questions without becoming defensive, and allow a buyer to state their opinion in full - even if it may wound your ego slightly.

5.If a buyer wants to come back for another visit, make your home even more attractive than it was the first time around. You may even want to add a few more interior touches, and clean up the landscape just a bit.

In order to sell a home, you must gain a buyer's trust. Just think about all those times that you were turned off by aggressive salespeople, and do everything within your power not to act in this manner. Maintaining a buyer is the one thing that should not be overlooked when selling your home, so heed the above advice and keep your buyer interested.
