When you come to sell your home you will undoubtedly want to make the most money possible, while also having a smooth transaction. We take a look at some great tips to help you market your home.

Some people think that marketing their home is simply a matter of choosing an estate agent, asking them to value their property and then advertising it on the internet or via the property section of the newspaper. Such people rarely get the best possible price for their home.

Don't worry though - this article is all about ensuring that you don't become one of those people!

Buying and selling property involves a very large financial transaction. Indeed, given that such a large amount of money is involved, it's surprising how many people spend so little time and effort on selling their home.

Before you even get as far as putting your property on the market you need to think about getting it in the right state to be sold. You may think that your home is perfect but don't forget that the key principle when selling a property is to make potential buyers think that your home is perfect for them.

Indeed, you want to do everything in your powers to convert potential buyers into what you are really seeking: buyers.

So, where does this process begin? Your first step should be look round your home in an objective manner. This is not something that's easy to do - you may want to ask a trusted friend or relation to help.

You need to be brutally honest - make a note of everything in the house that's not quite right.

For example, is the garden in great condition? If not, make a note! Never quite got round to re-decorating the spare room? Make a note! Front door needs re-painting? Again, note it down!

By the time you've finished you'll have a long list of all the items that potential buyers will be spotting too. Now's the time to take action.

You'll be stunned by the amount of value that you could be adding to your home by making small changes. Some key actions that you could consider would include taking a look at your garden or outside space.

If possible, maybe you could make the garden look more appealing as a space for people to spend an evening, having a nice meal or enjoying a bottle of wine.

Such changes can make all the difference. Similarly, take a look at how cluttered your home is. Are there possessions that could be put in the loft, giving the remaining house a more spacious feel?
