Homeowners having financial difficulties may consider getting a home loan modification, hiring a modification company may be a good investment to assist in the negotiations. The loan modification company works with you, the homeowner, and the lender to reach an agreement of an interest rate and monthly payment that works for both parties.

The new Home Affordable Modification Program has made changes to the modified loan process easier to reach. Lenders will do whatever they can to make the criteria set by the Home Affordable Modification Program work for them and keep you from being eligible for the Loan Modification.

The criteria the lender have set for the homeowner/borrower is the home value, income, circumstances of hardship, bankruptcy history, credit and even your late payment history. A late payment is defined as the homeowner trying to get enough money each month for the mortgage while barely living on the rest your income during the month. Most lenders will only accept one or two late payments and then not consider you for a modified loan.

These companies can work for the homeowner and keep their request from being through in the "No" pile. The job of the loan modification company is to make sure that the standards/rights that you, the homeowner, have from the Home Affordable Program and that you get all the reductions that are right for you. As a homeowner you can try and fight for yourself, but you will have a higher success rate using a modification company. Lenders receive incentives by the current Administration by providing a modified loan; they are not enough to cover the amount they would lose by working with you as the homeowner.

Make sure as a homeowner, it is up to you to make sure you are not taken by a scam, yes, there are loan modification company scams. The modification companies will not come to you look for business, nor will they ask for money upfront. If you fall for a scam, you are unfortunately unable to recover the money you lose.
