You want to make your home, which is probably the largest investment you have ever made, look like a new, very polished house.

You want to paint, get rid of junk, empty and organize closets, create curb appeal, and make the INVESTMENT YOU ARE SELLING PAY OFF! You also want to repair anything that will not pass a professional inspection.

So you've cleaned and repaired and painted and met building code and tossed or donated junk (tax deduction). What do you do when you have an open house or a showing? To sell your house is the goal. That means you are taking care of every detail and making a great impression. A good realtor also helps and can give you good advice. PAY ATTENTION!

The first thing to do is to turn on EVERY LIGHT, INCULDING LOTS OF LAMPS! If it's hot outside, crank up the AC.

It's all about what your buyer wants. It's easy to get your feelings hurt when the looker says they don't like something. Don't get mad! Learn from it. When potential buyers give you information, use it to make improvements to your product. Keep your eye firmly on your goal of selling your house for the most money you can get.

Clean and make some chocolate chip cookies. Take the pets somewhere where they can't get in trouble or mess up your painfully achieved perfection. Now is NOT the time for one of your cat's little gifts. Rodents, even domesticated ones like your son's hamster, will horrify many buyers!

Many times, while selling my house I've vacuumed two or three times in the same day. Buyers don't want to see footprints on the carpet or your family photos. That's cold, but remember your goal. You want to sell your home for the best possible price in the shortest time. You don't want to be keeping this schedule of perfection for a long period of time. It's too stressful for you and your family. YOU WANT BUYERS TO VISUALIZE THEMSELVES AS THE PROUD OWNER OF THIS WONDERFUL HOME. You take yourself out of the picture completely.

I once had a home that sold the very first time we showed it. The buyer sat down at the kitchen table with us eating chocolate chip cookies while our realtor wrote an offer for the asking price! They signed immediately. All my work was definitely worth it! My realtor was thrilled. Best of all, I didn't have to suffer through months or years of misery and disruption to sell my house.

Can you do it if it means you can sell your house quickly and for more money? Sure you can. Selling your house doesn't have to be a long drawn out stressful process if you just go about it the right way. You'll be glad you did.
