The City of Arts and Sciences, The America's Cup, Presentation of the new McLaren Mercedes, the new BioZoo, one of the largest city parks in the World... The list goes on. Valencia is changing and changing fast. Prices for apartments in the city have risen by 253% in the last five years and are still on the rise and forgetting about financial considerations the city and the region is a great place to live.

Known in the past for oranges, being the home of the Fallas, a week long orgy of fire and burning, and the rice fields, Valencia is building a dynamic reputation as the party city par excellence and one of the most relaxing regions in Spain to live when you venture outside the city itself. The new flights that have come into the airport, which reported a two year rise in passenger traffic of 53% last week and is currently in expansion, have brought a wave of people realising the potential of Spain's third city and loving what it has to offer.

The trends for people moving into the area suggest that more and more young professionals are coming here taking advantage of the ability to work from home due to the internet and more liberal professions. Therefore it is important to consider location and communications above all when choosing a property. Semi retired people and those longing to give up the rat race in the UK and enjoy a bit of sun in the meantime also make up a lot of the people moving into Valencia. This external demand allied to the internal demand from relocating Spanish people as the industrial and service industries spring up around the city has helped to prime the market for a good few years now.

City properties are moving very quickly still and it is always advisable when searching for a property to have a deposit ready just in case you see the perfect pad for your hideaway in Valencia. Countryside properties take a bit longer to sell but the best bargains always move quickly. There are issues with telecommunications, electric supply and water the further outside the city you go into the interior of the region so taking good solid advice from established agents and independent lawyers on what to buy is an imperative.

The next two months look hectic as usual as preparations begin for the Fallas between the 15th and 19th of March. If you can get a hotel room then get here to visit and find yourself a property to enjoy the festivities year on year. Straight after Fallas this year the America's Cup starts its countdown to the final in July. The city is full of yachties, new restaurants and a swanky new Marina. If the trophy stays in Europe then the competition stays in Valencia so fingers crossed and get supporting Alinghi now.
