Many of us have witnessed property price increases in recent years. Here's a top tip to increasing the value of your own home: tidy up!

Property professionals would often have us think that the real estate business is complicated and not for the likes of you and me. When they start to talk about making money from "property deals" they often mention owning multiple properties, flipping and buy-to-let mortgages.

When it comes to our own homes there are plenty of actions that we can take to maximise their value. There are the basics of course: spending your money on the kitchen or bathroom of your home is usually a good thing.

The reasoning behind this is fairly simple: prospective buyers are likely to be attracted to a beautiful bathroom and a gleaming, new kitchen. These two rooms of your home can really help to sell your property.

Similarly, a lick of paint throughout your home can work wonders if you are looking to sell. Remember how you've been meaning to redecorate the guest room? Well, now's the time to do it.

Redecorating individual rooms needn't cost an enormous amount of money or even take up too much time. What it will do though is to separate your property from many others that are on the market. That little bit of painting could add plenty to the value of your home.

If you have a garden or yard then it's also worth spending time on getting it into shape. People love to imagine would it would be like to relax in your outdoor space on a lovey summer evening. Help fire their imagination by making your garden or yard look and feel appealing.

Selling your home basically comes down to presenting a space that other people would want to live in. You're trying to impress potential buyers.

If your home is full of clutter and mess then you can be sure that you are going to fail to achieve your goals.

So, take a look round your house. Are there items that you rarely use, if ever? Maybe you could clear them away to your loft or attic. Or, even better, think about throwing them away or giving items to a charitable cause.

The great thing about having a big clear out is that you'll be making your property more valuable by making it more appealing. You'll also be creating a space that's great to live in.
