Concrete floors in commercial properties occasionally need some restoration. Years of heavy use, a poor finishing job, exposure to moisture from nearby plumbing leaks, and other circumstances all play a factor in diminishing the appearance and condition of a concrete floor. There are a variety concrete floor surfaces available these days. This means, of course, that there are a variety of restoration methods too. The first common problem with a concrete floor is the development of cracks . There are different reasons why these cracks appear. Most of the time they are superficial and do not indicate a foundation problem. The cracks can be sealed as long as proper techniques are employed. This increases the strength and durability and gives the floor a clean and professional appearance. The floors can now be maintained, just like any other surface The process also reduces moisture saturation while it increases resistance value. This equals decades of usefulness and low maintenance for the owner.

The commercial owner will realize this type of floor has many benefits. For one thing, the concrete floor uses fewer natural resources. It is also less expensive to maintain, while also being very durable. The materials used in restoration are environmentally friendly too. They offer improved durability and ease of maintenance. There is no down time for coats to dry. The levels of noise and dust are low compared to other construction processes. Finally, the owner is left with a highly reflective and beautiful finish.

For those that want to add some color to their floor there are acid based stains. These stains react chemically with the concrete to lightly etch the surface. Once the stain reacts with the surface it becomes a permanent part of the concrete. This means the finish will not fade or peel as some of the other materials will do. Acid based stains are translucent. So keep that in mind when choosing colors. Each concrete slab will accept the color a bit differently. So, is best to test your color in and out of the way place such as a closet before full application. For this reason, concrete stains are generally limited to subtle colors such as terra cottas and earth tones. There are water based stains and expand the range of colors available. However, these do not use an acid to etch the surface so one could expect some fading as time goes by.
