The best thing you can do to protect yourself in a real property transaction as well as meet the goals you have set for yourself is to hire the right real estate agent. This can be a tedious task, especially for someone who has never worked with, or had to locate, an agent before. The best way to start is by asking friend and family for recommendations.
When you have a list of referrals for property agents, you should make sure to interview each one of them thoroughly. Never hire an agent that does not meet your satisfaction completely. Ask for references for those agents who you feel would be a good fit for you and your needs.
Dont underestimate the amount of time that your property transaction is going to take. Improper planning can cause difficulty in the end. Even if you feel certain you know how much time will be required, it wont hurt to double check with your agent.
Be involved in the process every step of the way from the very beginning. Let your agent know that you want to be involved with what is going on. The agent should not have a problem with this as ultimately, you are the only one who can make decisions about the property transaction. Never relinquish full control of the decision making process to your real estate agent, no matter how knowledgeable he may be.
Make sure your agent knows that you want to remain informed of developments as they arise. The agent has a legal obligation to respect your wishes. Should a problem, or the potential for one, arise, knowing about it sooner will help you and your real estate agent work together to resolve it.
Ask your agent to explain any part of your transaction or the real estate business that you do not completely understand. You cannot be expected to know how the business of real estate operates if you do not work with it on a regular basis. Again, your real property agent is legally obligated to provide you with this information.
If, at any time, you feel that you are not getting the service you need from your property agent, make sure you let it be known. Dont assume the problem will correct itself because it wont. Communication is the cornerstone of resolving issues you have with how your agent is working.
You should expect for problems to arise at some point in the transaction. You should also expect your real estate agent to assist you in resolving these problems.
