2006 was somewhat rough on homesellers - prices took a slight dip, buyers got scarcer and days on market got longer. The "sticking a sign in the yard and selling a house" days are over BUT there are still lots of real estate transactions happening. If your home is on the market and has not sold, there may be some things that you can do to make it a shining star and get it S-O-L-D! Take a hard look around, is your house spotlessly clean? Are there dust bunnies under the beds, grease on top of your fridge, or worst of all, dirty bathrooms? Take a look at your home through the eyes of a potential buyer - with a VERY critical eye! If you need help getting your house immaculate there are cleaning services that cost very little money to do a bang up job - hire one! Do you have smells? If you have a dog, you have smells. If you smoke in the house, you have smells. If you cook fish, onions, curry, or bacon, you have smells. Rent a carpet cleaner and clean your carpet, take your drapes down and have them cleaned or at least Febreeze them. Then air your house out, the weather is perfect for this and you home will smell fresh and clean. Do not stay there when buyers come to see the house. It is VERY hard to view a house when someone who loves it is in attendance. You may also say something that is inappropriate (do not tell potential buyers about how you killed the hoard of spiders in the living room or that the leak under the shower has been fixed - they will find this out in the disclosure, let them fall in love with your house BEFORE they find out any problems). Fix any problems now! If your floor needs to be fixed, fix it. If there is a broken tile get it replaced. If there is a missing drawer front, get a replacement. There are two reasons for doing these things now. First, buyers have a hard time seeing around ANY blemishes, not to mention missing or damaged items. Secondly, if you wait until you are under contract and the items must be fixed you may have to hire a professional instead of being able to use a general handyman.

There are MANY things you can do to make your home the one everyone wants to buy and many of them do not cost any money. Ask your Realtor(r) for their suggestions as to what the 4 best things you can do - then do them!
