Eight Reasons to Love Apache Shores

Apache Shores is a rather eclectic subdivision in the hills near Lake Travis just west of Austin. It is also my own neighborhood. With a couple of creeks carving valleys through the hills of Apache Shores and draining into Lake Austin, the topography is pretty dramatic. Going north on RR 620, you can be in north or central Austin in less than 30 minutes and downtown in around 40 minutes. Driving south on RR 620 you can be at the new Hill Country Galleria Mall in Bee Cave in 10 minutes or downtown Austin in 45 minutes.
1) Location - close to Austin, close to the new mall, close to Lake Travis and on Lake Austin. Just about everything you need is within minutes.
2) Hills and lakes - depending on where you are in Apache Shores, you can have dramatic hill views or amazing cliff-top Lake Austin views.
3) Lake Travis Independent School District (LTISD) schools - one of the best all-around school districts in Central Texas, parents are thrilled to have their kids in LTISD schools.
4) Low property tax rate - the property tax rate is under 2.25% in Apache Shores. Just across Lake Austin in Steiner Ranch, the tax rate is closer to 3%. In Lakeway, 10 minutes away, it is just over 2.5%. Within the Austin city limits, it is just over 2.5%. (These are 2007 rates)
5) Lake Austin access - with a boat launch and day docks on Lake Austin just a mile or so from Mansfield Dam, lake access is simple for Apache Shores residents. Being so far up the lake it this area also doesn't get as much boat traffic as you will find closer to Austin.
6) Children's park - Apache Shores has a small, but nice, children's park. Just off Geronimo Trail, the park is just across a creek from the road.
7) Greenbelt - the Apache Shores greenbelt follows one of the creeks through the woods at the bottom of a valley. Part way up the greenbelt is a barbeque grill and picnic table. The trail runs along the creek several times and is usually a pretty quiet place for a walk or jog.
8) Affordable housing in the Hill Country - the average price of an active listing today in Apache Shores is just $308,286, which is $164 per square foot. The average price of an active listing in the Lake South area of the Austin MLS, which is where Apache Shores is, is $727,704. That is over $200 per square foot.
