Maharashtra Real Estate: Living Next Door to the Army

Just 16-km. from Nashik is a charming little town that comprises of an Army Cantonment & Artillery Centre, complete with serene ambience and agreeable weather, come monsoon rains or winter cold, Deolali makes for a perfect getaway.

Formerly, a British army camp located 100-miles north-east of Bombay, Deolali was the original location for the Army Staff College. And also, the source of the British slang ‘Doolally Tap' (DT), loosely translated as ‘camp fever', referring to the apparently mad behaviour exhibited by men biding their time here, after they had finished their tour of duty, as they impatiently waited to catch a ship to take them back to Great Britain. By the 1940s, DT was shortened to just ‘doolally', an adjective loosely meaning ‘eccentric'.

Today, Doolally Deolali is equipped with several reasonably priced sanatoriums and is a popular option for those, who wish to rest mind, limb and body for a couple of days, or even for an extended stay of a few weeks, in a bid to get away from the madding crowd and life in the fast lane. A retired people's paradise, it has many apartment projects and beautiful bungalows on offer, with no problem whatsoever regarding basic requirements and numerous garden parks.

Mahendra Thakker, a senior citizen who came to Deolali in 1993 and decided to settle here, is ecstatic over his decision. "My wife wasn't keeping well, and we were advised to stay in a place which has a healthy environment, and Deolali was the most preferred option. I was tired and sick of the Mumbai fast life. It's fantastic to stay at Lam Road. Now, there are lots of new developments with a new mall coming up soon."

Travelling from Nashik Road, one first comes across Deolali Gaon, then Vihitgaon, followed by Deolali (Lam Road) area, until Naka No 6, all of which come under the Nashik Municipal Corporation. And ahead, lies the Deolali Cantonment area, where the Cantonment Board is the body responsible for providing all basic amenities to the Cantt residents.

Only recently, the Board unveiled a new Town Planning scheme, which is under consideration. This means, the stage has been set for property development and applications for new property deals, which are beginning to be filed each month. Select property development catering to those, who want to spend a major portion of their lives in tranquil and peaceful surroundings, has become de rigueur. To top it all, Deolali Railway Station, already a hotspot for the filming of Bollywood songs and cop ‘n villain chase scenes, shot here on a regular basis, is under consideration for being upgraded to terminal status.

Nipun Thakkar of Bindu Developers, responsible for developing a picturesque project in Deolali, says: "Following the news that Deolali might soon become a railway junction, the property development scene is definitely going to improve in future. We have also heard that an airport is on the cards. All this shows the bright future in store for the town." Amar Vasani of the same firm adds, "The best thing about Deolali is that it is very much in the city, quite developed, yet very peaceful. The real estate rates of land are Rs. 2,500-3,500 plus per square yard in the main road area. The construction rate for bungalows is about Rs. 1,200 to Rs 1,600 per sq. ft. Every one here is waiting for the real estate boom to happen which is so evident."

As far as, property development is concerned, Deolali has a major advantage, as the general rule requires 50% greenery to be developed and maintained within any project. This works to preserve the cool serenity and green milieu of the place, protecting, rather than threatening it by new development. Cool, lush greenery, peaceful tranquillity, healthy climate, traditional, yet, cosmopolitanly modern....... Doolally Deolali is all that you wish for and more.
